Once you have made an appointment, we will need to visit your property in order to carry out a survey which will include looking at the construction of the property, the central heating system, the hot water system and lighting within the abode. You will not need to have the central heating switched on, it is simply an assessment of the type of boiler or heat emitters you have. We will also need access to any attic spaces to assess the level of insulation, for which we will bring our own ladder.

If your property has had Cavity or Solid Wall Insulation fitted and it is not visible upon inspection, you may need to produce the certificate if this is to be included in the result.

The survey will take around 45 minutes on an average sized property but may take much longer if your property is very large or has a complicated layout.

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and it is currently valid for 10 years. The average rating for a property in the UK is a ‘D’ rating which falls in the middle of the efficiency range, if your property has been constructed in the last 20 years and/or has a new boiler, or maybe a renewable heat source, it may gain a higher rating. However, it will only be possible to tell you this once all the information has been collated from the survey.

From the 1st April 2018, there has been a requirement for properties rented out in the private sector to carry a minimum energy performance rating of E on an EPC. The regulations have come into force for new lets and tenancy renewals and it is now unlawful to rent a property which breaches the requirement for a minimum E rating, unless there is an applicable exemption.
